Bangkok condos are still on a mild upward path in 2025, but the market is moving carefully. New supply is limited, mortgage rules are easier, and transport-linked projects remain the strongest draw.
Bangkok condos: a market with modest momentum
Bangkok condos are part of a housing market that kept rising in the second quarter of 2025, even though demand remained weak. Across Thailand, residential property prices increased by an average of 2.71% year on year. In Bangkok and the surrounding area, the pace was slightly lower at about 2.54%.
The pattern is not uniform. Townhouses are the fastest-growing segment, while detached houses and condominiums are increasing more moderately. For Bangkok condos, location remains the main factor behind price performance.
Supply is shifting outside the centre
New housing supply is concentrated mainly in areas outside the strict city centre, but still well connected by BTS and MRT lines. Projects near transport infrastructure are attracting the strongest buyer interest.
At the same time, developers are being cautious about launching new projects. In the second quarter of 2025, the number of new condominium projects in Bangkok was clearly lower than in previous years, reflecting a wider slowdown in the sector.
Instead of expanding aggressively, developers are focusing on selling existing stock. That strategy is meant to reduce the risk of oversupply and limit exposure to economic uncertainty.
Mortgage support and lower fees
To help revive the market, the Bank of Thailand introduced several easing measures. It relaxed Loan-to-Value (LTV) conditions, which improves access to mortgages. It also reduced transfer fees and mortgage registration fees for properties within certain values.
These changes matter most for condominium buyers, especially in well-connected districts where demand from young families and the middle class is still present despite tougher economic conditions.
Local buyers are weaker, foreign buyers remain active
The Bangkok market is showing a clear drop in demand from local residents. High land and construction costs, together with economic uncertainty, are leading many buyers to delay purchase decisions.
Foreign investors remain active, especially in the premium segment and in prestigious central Bangkok locations. However, the number of transactions by foreigners is not rising as quickly as supply, which may increase competition among developers for these buyers.
What the rest of 2025 may bring
Forecasts for the second half of 2025 point to further but still moderate price growth in Bangkok. The strongest potential is expected in projects near new transport investments and in premium-standard developments.
High land costs, cautious buyers and global economic uncertainty are likely to keep growth restrained. Bangkok condos therefore appear set for a stable but not rapid rise.
- Thailand property prices rose 2.71% year on year in Q2 2025
- Bangkok and nearby areas rose about 2.54%
- New condominium launches were lower than in earlier years
- Transport-linked projects remain the strongest market segment
