Phuket’s Phuket property boom is reshaping Thailand’s best-known island market, with first-half 2025 residential sales expected to exceed 45 billion baht and foreign buyers accounting for nearly 60% of deals. The surge is concentrated in condominiums and luxury villas, while developers continue to launch projects aimed at international demand.
Foreign buyers are driving the market
Industry data suggests the scale of the Phuket property boom is unusually international. CBRE Thailand reports condominium sales on the island rose 201% year on year, while luxury villa transactions increased 148%. International buyers account for more than half of turnover, often paying cash and using the local leasehold system.
That mix of demand sets Phuket apart from many other Thai property markets, which rely more heavily on domestic purchasers. Buyers are arriving from Europe, Russia, the Middle East and China, making the island one of the most global markets in the country.
Developers are betting on luxury and speed
The Phuket property boom is also pulling in both local and international developers. Assetwise PCL, owner of the The Title brand, expanded the value of its projects from 4.4 billion baht in 2011 to 42.6 billion baht in 2025.
The company is focusing on fast delivery, high standards and “leisure residences” — apartments designed for holidays and supported by extensive facilities. It also works with global hotel brands such as IHG, which adds prestige to new developments.
Record pre-sales and a strong pipeline
Sales momentum in 2023 and 2024 meant most of the developer’s projects were sold out, with transfers reaching 90%. In 2025, it began building five new projects. Three of the most important are:
- The Title Legendary Bang-Tao — 637 units worth 4.5 billion baht, 99% complete
- The Title Serenity Naiyang — 814 units worth 4 billion baht, due in Q1 2026, 40% complete
- The Title Heritage Bang-Tao — 789 units worth 6 billion baht, due in Q2 2026, 40% complete
For the season of 2024/2025, the company reported record pre-sales of 8.7 billion baht, with a current backlog of 15.8 billion baht in pending transfers. Those figures underline how the Phuket property boom has become a major business story, not just a local housing trend.
What makes Phuket attractive
The island’s appeal rests on a combination of international reach, strong tourism infrastructure and prestigious coastal locations such as Bang Tao, Naiyang and Patong. Access to hotel-style services and recreation is another major draw.
At the same time, the market is becoming more competitive. Buyers are being urged to choose established developers and use reliable property agents. Rules for foreign buyers can vary by passport, especially outside the condominium segment, so due diligence remains essential in a market as active as the Phuket property boom.
